Vancouver has some of the most varied housing stock in the region — pre-war character homes a few blocks from concrete towers, and Vancouver Specials next door to new laneway houses. The work changes completely depending on which of those you live in.

Working on pre-1940 character homes

Kitsilano, Mount Pleasant, Grandview-Woodland and much of East Vancouver are full of homes built before the war, and they behave differently from anything built since. Nothing is quite square, floors slope gently, and dimensions rarely match modern standard sizes.

That is not a defect, but it does mean work takes longer. Trim has to be scribed rather than simply cut, replacement parts often have to be made rather than bought, and a shelf that would take an hour in a new build takes longer when no wall is plumb.

Plaster walls and knob-and-tube wiring

Older Vancouver homes typically have lath and plaster rather than drywall. It is harder, more brittle at the surface, and needs slower drilling and the right fixings — a standard drywall anchor is close to useless in it.

Homes of that era may also retain original knob-and-tube wiring in places. It has no ground conductor, insurers increasingly decline to cover homes relying on it, and any work touching it needs a licensed electrician. If we find it during a job, we will stop and tell you.

Vancouver Specials and laneway houses

The Vancouver Special — that boxy two-storey built in quantity from the sixties through the eighties — is well represented across East Van and South Vancouver. They are practical to work on: predictable layouts, straightforward framing, and enough of them that most problems are familiar ones.

Laneway houses are a newer and different proposition. They are compact, recently built to current code, and tight on space, which means the constraint is usually access and manoeuvring room rather than the condition of anything.

Downtown condo access and elevator booking

Downtown, the West End and Yaletown are largely concrete towers, which means masonry anchors for anything mounted and building rules to work within. Many buildings require the service elevator to be booked in advance for deliveries or larger items.

Tell us at booking if your building requires elevator reservation, has restricted working hours, or needs contractors signed in at a concierge. It is a five-minute conversation that avoids a wasted visit.

Yes, though heritage designation can restrict what may be altered externally, and the City has its own approval process. We will tell you where a job is likely to need permission rather than proceeding and creating a problem.

Can you work in a downtown condo tower?

Regularly. Concrete walls need masonry anchors, and most buildings have rules about drilling, working hours and elevator booking. Let us know your building's requirements when you book.
