Laundry faults divide neatly: washers fail at the drain, dryers fail at the vent. The dryer one is worth taking seriously — a blocked vent is the most common cause of appliance fires in a home.

Drain pump and hose faults

A washer that fills and washes but will not drain is almost always the pump filter, the pump itself, or a kinked or blocked drain hose. The filter is the first check and it is user-serviceable on most machines — a small hatch at the front bottom, behind a panel people often do not know opens.

Have a shallow tray and towels ready, because there is more water behind that hatch than expected. Coins, hair grips and the underwiring from bras are the usual finds. If the filter is clear and it still will not drain, the pump or the pressure sensor is next, and that is a strip-down rather than a two-minute job.

Dryer vent blockage and fire risk

Lint accumulates in the vent duct, not just the trap, and a restricted vent makes the dryer run longer and hotter to do the same work. That is both a rising electricity bill and a genuine fire risk — this is one of the leading causes of household appliance fires.

The signs are clothes taking two cycles to dry, the machine hot to the touch, or a laundry room that gets humid while it runs. Clean the vent duct annually, and more often with a long run or a household that does a lot of washing. Check the exterior flap actually opens: they get painted shut, blocked by nests, or crushed behind furniture outside.

Stacked units in condo closets

Stacked washer-dryers in a Vancouver condo closet are usually installed before the surrounding trim went on, and getting them out again is the real work. Some can be serviced in place through a front panel; others must come out entirely, which may mean removing a closet door or its frame.

The other constraint is water. There is often no floor drain and no room for a tray, so any service involving disconnection needs the supply shut off and towels down before anything is touched. Tell us the make and whether the closet has a door frame narrower than the unit — that decides how the visit runs.

Drum bearings and belts

A rumbling or grinding that gets louder as the drum speeds up is usually bearings. A washer that fills and drains but does not turn, or a dryer that runs with no drum movement, is usually a belt — and a belt is a comparatively cheap part.

Bearings are the honest repair-versus-replace conversation. On many machines the bearing is pressed into the outer drum and the drum is sold as a sealed assembly, so the part cost approaches the price of a new machine.
